An analysis is an estimate, not an appraisal

A HAVERO report is a software-generated estimate produced from public and licensed property data, comparable sales, and the condition and assumptions you provide. It is not an appraisal, a broker price opinion, an inspection, a repair bid, a title report or a loan approval, and it must not be used as a substitute for any of them.

Where each number comes from

Every figure in a report carries its basis. Property facts and comparable sales come from our property data provider. After-repair value is derived from match-weighted comparable sales; when the interior condition of those comparables has not been verified, the report labels the value as condition-unverified. The rehab range is HAVERO's estimate from the condition you reported, not a contractor quote. Rent is a provider estimate, not a signed lease. Deal economics are calculated from your purchase price, strategy and financing assumptions.

Known limits

Data can be missing, stale or wrong. Where square footage, comparable sales or other core evidence is unavailable, HAVERO reports insufficient data instead of producing a number. Estimates do not account for anything not visible in data or in what you told us — structural issues, permits, liens, HOA restrictions, environmental conditions, local regulation or market movement after the report date.

Your responsibility

Verify before you commit money. Inspect the property, get contractor bids, confirm value and title with licensed professionals, and confirm financing terms with your lender. Nothing in a report is financial, legal, tax or investment advice, and no outcome is guaranteed.
